Expert Insight On Why You Should Never Replace Half Your Roof

Do Not Replace Half A Roof!

A storm just hit, a tree fell onto your roof, and you notice heavy leaking. You also see that it is isolated only on the roof’s front slop. Whatever you do – do not let anyone convince you that it is ok to replace only half of your roof. It is essential, as a homeowner, to make sure you understand the reasoning behind why it is never ok to replace one portion of your home’s roof and not the other. Here are three main reasons.

Asphalt shingles have an average lifespan of 25 years to 50 years – depending on if they are 3-tab shingles or architectural shingles. Replacing one portion of the roof can cause inconsistencies in its lifespan leading to problems down the road. For instance, if the other slope of the roof needs to be replaced, it is unlikely roofing companies will do it. Simply because experienced roofers know tying the two sections together at the peak can be a challenging task.

Aesthetically speaking, the shingles between the newly replaced portion of the roof and the existing portion of the roof, will not look right. As the shingles age over time, they begin to look different. This alone would create a divide between the two sections of the roof, making it impossible to match.

Logistics and Prevention

Lastly, logistics and prevention is a top priority. Just because a contractor agrees to replace a portion of the roof, or an insurance claim suggests only a part of the roof to be replaced, does not mean it is advised. All roofing systems age differently, and they become old, weak, and brittle. At times, the plywood underneath the shingles can become rotten. When this happens, new plywood needs to be put in place of the old damaged plywood. Finally, a new protective membrane and shingles can be installed.
